Tips from Marilyn Foss to Make a GREAT First Impression!

According to MSN Real Estate, and others, it only takes 15 seconds for a prospective buyer to form a first opinion about your home. Here are some things that you can do to make a great first impression.

"STAGE" YOUR HOME: Simplicity, "less is more" are the buzz-words. Not to say that your personal decorating style is not ideal, but most of us do impart our personalities in our space. Buyers' want to imagine their belongings in their new home. Leave room for interpretation and imagination. Warm, neutral colors, fresh flowers on the table, or on an entry hall table, "clutter-less" surfaces, and minimal furnishings . Needless to say, clean surfaces, pristine windows, and a clean fresh scent, are also critical. Old fashioned "spring cleaning" including a steam cleaning of the carpets would surely get the job done. A small investment, for a big potential return.

Be sure that your yard and home's exterior are perfectly kept and welcoming, as well. Keep leaves and debris swept from patios and walkways. Clean and empty gutters and other "collectors". Trim and manicure hedges, trees, and
plants. A pretty, classic outdoor patio set with a lounger or two can define outdoor living areas perfectly. Put and extra coat of stain on exterior wood to make it look new again.
